About the Client

Client: Fairford Leys Management Company
Industry: Property & Estate Management
Location: Fairford Leys, Aylesbury

Fairford Leys is a well-established residential community in Aylesbury, home to a mix of properties, shops, and communal areas. The Fairford Leys Management Company is responsible for maintaining the estate’s infrastructure, safety, and visual standards, ensuring a pleasant and secure environment for residents and visitors alike.

Over the years, the estate’s CCTV system had played a crucial role in monitoring key areas and deterring antisocial behaviour. However, the system was now over three decades old and no longer fit for purpose.

The Challenge

The original CCTV network had been installed when the estate was first built around 30 years ago. It consisted of six analogue cameras connected via coaxial cabling to an ageing DVR unit. Over time, the equipment had deteriorated, producing low-quality footage that often failed to capture clear images.

When the Fairford Leys Management Company approached CityTalk, they needed a complete CCTV overhaul  but the project came with several challenges:

  • Ageing infrastructure: The existing coax cabling was outdated and incompatible with modern IP camera systems.

  • Limited access: The cameras were installed in fixed positions across the estate, and it was not possible to install new cabling across property frontages or public walkways.

  • Local power only: Each existing camera location had its own power supply, but no data cabling could be reused.

  • Remote management needs: The management team wanted a system that could be monitored off-site, providing reliable remote access and proactive maintenance alerts.

Our task was to design and install a modern CCTV solution that delivered high-quality, futureproof performance , all while working within strict physical limitations.

Our Approach

CityTalk conducted a detailed site survey to assess the existing infrastructure, line-of-sight potential, and coverage requirements across the estate. From there, our team developed a bespoke strategy that would provide maximum coverage, minimal disruption, and long-term reliability.

1. System Design

To make the most of each existing camera location, we selected Hikvision PanoVu multi-sensor cameras. Each unit provides four individual video streams, offering 360-degree coverage from a single installation point. This reduced the need for additional cameras and ensured seamless monitoring of key areas without blind spots.

2. Connectivity Solution

As running new network cabling was not possible, we implemented wireless line-of-sight bridges between camera locations. This created a secure, high-bandwidth link that replicated a wired connection without the need for trenching or visible cables. This approach ensured strong, stable connectivity between all cameras and the central recording unit.

3. Central Recording & Remote Management

We installed a new Network Video Recorder (NVR) in a secure, central location within the estate, complete with dedicated broadband connectivity. This enabled authorised personnel to access live and recorded footage remotely via a secure connection.

To enhance reliability, we also integrated 24/7 system health monitoring software that automatically checks each camera channel’s status. If any camera or connection drops offline, an alert is sent instantly, ensuring any issues can be addressed before they impact security.

4. Futureproof Infrastructure

All installed hardware and software were selected with scalability in mind. The new system supports future expansion, including additional cameras, smart analytics, and integration with other estate management systems if required.

Implementation

The installation was carried out over several days, with careful planning to minimise disruption for residents and businesses on the estate.

  • All existing power sources were reused, reducing the need for electrical works.

  • Wireless bridge positions were carefully aligned to maintain strong line-of-sight and consistent connectivity.

  • The NVR and broadband line were installed in a secure, weather-protected location to ensure long-term reliability.

  • Testing and commissioning were completed to verify coverage, image quality, and network stability before handover.

CityTalk’s engineers worked closely with the Fairford Leys Management Company throughout the process, ensuring clear communication and minimal disruption.

The Outcome

The result is a completely transformed CCTV network that provides high-quality coverage, robust connectivity, and continuous reliability.

Key Benefits:

  • High-definition video quality: Crisp, clear footage across all monitored areas.

  • Full coverage: Each camera location now delivers four streams of imagery, eliminating blind spots.

  • No new cabling required: Wireless connectivity preserved the estate’s aesthetic and avoided intrusive installation work.

  • Remote access: The management company can view footage anytime, anywhere.

  • Proactive system monitoring: Automatic alerts help maintain 100% system uptime.

  • Futureproof design: Scalable hardware ready for future expansion and smart features.

The Fairford Leys Management Company now has a modern, reliable CCTV solution that enhances safety and peace of mind for residents while reducing maintenance costs and management effort.

Summary

This project demonstrates CityTalk’s ability to combine technical expertise with practical problem-solving to deliver tailored security solutions — even in challenging environments with infrastructure restrictions.

By leveraging wireless technology and advanced camera systems, we helped Fairford Leys Management Company move from an outdated, unreliable system to a futureproof, fully connected CCTV network that supports the safety and wellbeing of the entire community.
